What the figures are

Zillow’s index is an estimate of what the typical home is worth, not a sale price. It covers single-family homes and condos in the middle third of the market. It is smoothed and seasonally adjusted, which is why it moves in small steps instead of jumping month to month. Zillow revises past months, so the August figure it now shows, $398,999, is a little lower than the one it published a month ago.

Ten years ago the typical value was $231,877, so homes are still worth about 72% more than in September 2016.

What it means for you

  • Buyers have a little more room than a year ago, especially in ZIP code 33545. Ask for the community development district assessment before you make an offer; it is added to the tax bill. Our property tax guide explains how.
  • Sellers are pricing against a market that has drifted down for more than two years. Recent sales near you are in our weekly real estate transfers.
