Wesley Chapel is unincorporated, so there is no city tax. Your bill is set by Pasco County, the Pasco County school district and the Southwest Florida Water Management District, plus any community development district (CDD) or other assessments on your parcel. The Property Appraiser values your home; the Tax Collector sends the bill and takes the money.

The 2026 tax rate

Florida rates are in mills: one mill is $1 of tax for every $1,000 of taxable value. The Property Appraiser lists two rates for unincorporated Pasco in its 2026 table:

Tax area 2026 total
Unincorporated Pasco, with county fire district 16.6966 mills
Unincorporated Pasco, without 14.4292 mills

What makes up the 16.6966:

Levy Mills
County commission, operating 7.2488
County municipal service fire district 2.2674
County roads municipal services taxing unit 0.4052
County mosquito control 0.2029
County bonds (fire rescue, jail, libraries, parks) 0.2052
School, state law 2.9360
School, capital improvement 1.5000
School, additional operating 1.0000
School, local discretionary 0.7480
Southwest Florida Water Management District 0.1831

Your TRIM notice and tax bill show which tax area your parcel is in. If your neighborhood is in a community development district, its assessment appears on the same bill as a non-ad valorem charge, as does the county’s solid waste disposal assessment.

The county’s rate has edged down

Line chart of Pasco County's general operating tax rate: 7.6076 mills from 2016 through 2022, then 7.57 in 2023, 7.4292 in 2024, 7.4042 in 2025 and 7.2488 in 2026

The county commission’s operating levy held at 7.6076 mills from 2016 through 2022 and has been trimmed each year since, to 7.2488 for 2026, according to the Property Appraiser’s yearly tables. The fire district levy went the other way, from 1.8036 mills through 2022 to 2.2674 in 2026. A lower rate can still mean a higher bill if your taxable value rises.

How to appeal your value

Each August the Property Appraiser mails a Notice of Proposed Property Taxes (TRIM notice) showing your value, exemptions and the tax each body proposes. If you disagree:

  1. Call the Property Appraiser first. Many questions are settled informally.
  2. File a petition with the Value Adjustment Board. Petitions must reach the Clerk’s office by 5 p.m. on the 25th day after TRIM notices are mailed. For 2026, that deadline was Sept. 14, 2026. Late petitions are reviewed only for good cause.
  3. Pay the fee. It is $50 for most petitions and $15 for a homestead portability transfer request; there is no fee to appeal a denied homestead exemption.

Special magistrates hear the cases and the board, two county commissioners, one School Board member and two citizens, acts on their recommendations. Its meetings are at the Historic Pasco County Courthouse, 37918 Meridian Ave., Dade City.
