Wesley Chapel is not a city. It is unincorporated Pasco County, so there are no city limits and no city hall: the county commission sets the rules, the Pasco Sheriff’s Office patrols, and Pasco County Fire Rescue answers calls. The Census Bureau draws a Wesley Chapel census-designated place for counting, with 76,011 residents in its 2020-2024 estimates, but mailing addresses spill past that line.
Most of Wesley Chapel was built as large master-planned developments, each approved by the county as a development of regional impact or a master planned unit development. Those county names are how the area divides, and they are what this guide uses.
How the area is laid out
- I-75 runs north-south along the west side, with exits at State Road 56 (Exit 275), State Road 54 (Exit 279) and Overpass Road (Exit 282).
- State Road 54 crosses the north of the area east-west toward Zephyrhills, and State Road 56 crosses the south, from I-75 to U.S. 301.
- Bruce B. Downs Boulevard runs south from State Road 54 to County Line Road, the Hillsborough County line, where it continues into Tampa.
- ZIP codes: 33543 in the south and center, 33544 in the west, 33545 in the north and east. Part of the Cypress Creek district uses 33559, with a Lutz mailing address.
- School zones do not follow ZIP codes or the Census line. Five of the 10 areas below are split between elementary zones, and Meadow Pointe is split between two high schools. Always check the address in the district’s School Boundary Search.

How we built this
We did not draw these areas ourselves. Each one is a development Pasco County names on its own map of master-planned developments, in its GIS open data; three of them, Seven Oaks, Meadow Pointe (as Meadow Pointe I to IV) and Watergrass, are also marked as named places in OpenStreetMap (© OpenStreetMap contributors).
The county map shows more than 30 approved developments that fall mostly inside the Wesley Chapel Census boundary. We chose 10, favoring the large residential developments and the ones OpenStreetMap names as places. Avalon Park West, Watergrass and Lexington Oaks sit just outside the Census line and Epperson straddles it, but all four carry Wesley Chapel mailing addresses. Other developments on the county map, such as Wyndfields, River Landing, Country Walk, Bridgewater and Chapel Pines, and the Saddlebrook Resort, are not covered separately.
For each area we placed Pasco County’s address points inside the county’s boundary for it, counted them by ZIP code, and checked a sample against Pasco County Schools’ 2026-27 attendance zones. Distances were measured on OpenStreetMap roads with the OSRM routing engine, and stores come from OpenStreetMap. Every page names its sources in its first lines.
